Mandate:  assess perimeter walls and study the issues resulting from erosion at the west (arroyo) perimeter wall

  • some history of the west wall

  • Before Los Sabinos was built, there was an Arroyo on the west side of the property. It was channeled along the road immediately to the west of Los Sabinos. I am told by the neighbour to the west that the original Arroyo was very large.
    27 March 2015 - Brad Grieve prepared a report on the boundary walls of Los Sabinos.  To see the report click here.
    To my knowledge, recommendations 3, some of 4 and 5 were carried out, however, 2 was not.
    16 September 2015 - Overnight, there was a considerable storm and water and mud came through the wall at casa 18. By morning it was at a depth of between 4cm and 10 cm. When it reached the level of the carport, it ran down the street. Every board member declined to visit the property or discuss the matter. Nothing was ever done to address the issue of the integrity of the west wall.   photo1    photo2   photo3

    16 May 2016 - the owner of casa 18 paid to have the Arroyo dug out. This had no benefit.     before   after
    1 October 2016 - during a storm, mud and water again came through the west wall and covered the ground up to a depth of 10 cm and flowed down the street. This time the board attended immediately and within a week started the quoting process.    photo1       photo2       photo3

    early 2017 - Arquitecto Jaime Hernandez Ontiveros was chosen to make extensive modifications to the west wall to prevent a reoccurrence of the mud and water coming through the wall and to strengthen the wall so it will not collapse. The work was carried out in March 2017.  Photos below.

    
???? - When the next heavy rains occurred, the mud and water flowed down the Arroyo to the Carretera and east onto the driveway of Los Sabinos. Following this the trench was created in front of Los Sabinos.
October 2021 - The next event was the landslide of October 2021.
