Wall Committee Report 20-Jan-2023

On January 20, Antonio and I, along with the home owner, Andrew inspected the retaining wall at the back of casa 6. At the joint between the rock wall and the brick wall, the cement has deteriorated and several rocks are loose or have fallen out. Antonio has given a verbal estimate to repair this of 2500 pesos. However, once the work starts and the loose rocks are removed more damage may be discovered.

We looked at the wall behind a couple of other casas but there did not appear to be any damage of the same kind.

The boundary walls and the retaining walls are owned by the Condominium, however, it has long been the custom that the adjacent casas regularly paint these walls. However, along the retaining wall behind the northern casas on the first street, there has been no maintenance at some of the casas. These areas are covered by vegetation and the brick walls behind the vegetation are in serious need of painting with a specialized paint. It is also pointed out that considerable water may be absorbed by the walls from above where there are gardens which are watered regularly. These walls should also be regularly painted with an appropriate paint.

The board may want to send out an email reminding residents of their responsibility regarding the upkeep of these walls.
