Common Areas
The corporation owns the common areas of Los Sabinos and is responsible for their upkeep.
These include
- Perimeter walls and high-voltage security fence system
- Retaining walls (where there is rock/dirt fill on the one side)
- Streets and the parking lot south of Clubhouse, also including the driveways between the gatehouse and the main road, as well as a small green strip to the west of that (south of #1 and part of #2 and to the main road)
- Unpaved strips between streets and nearest walls (not casa walls, e.g. #1, #11, #25, ...)
- Underground services like street lighting wiring, water supply and sewer pipes, storm drains & pipes, common area sprinkler piping and associated controls, (not CFE electrical power conduits/cabling/access and not Telmex telephone/internet conduits/cabling/access)
- Street light poles and lamps
- Gatehouse and contents and gates
- Recreation Area including
- Gym/washroom building, furnishings, and associated equipment
- Clubhouse building, furnishings, and associated equipment
- Barbeque hut and associated equipment
- Hot tub and associated equipment
- Pool and associated equipment
- Patio area and furnishings
- Grass and landscaped area around all these
Please pay particular attention to signage and regulations for use of the Recreation Area.
Note that we do not have resort staff: no lifeguard, no bartender, no concierge, no cleanup crew, so take care of the furniture & equipment, replace what you use, and clean up after yourself. NO GLASS !
